Keeping Habitat Homes Affordable - It all starts with the land.

Land acquisition continues to be one of our biggest challenges. The San Francisco Bay area is nearly built out and buildable land is in short supply. What is available is selling at a premium. Homes in San Mateo County are priced on average close to $1,000,000 - more than four times more expensive than in other parts of the country outside of California. This makes building Peninsula Habitat homes in the $200,000 to $300,000 range, as they are currently, a significant challenge. Home affordability is crucial to the success of Peninsula Habitat and depends, in large part, on the land.

Peninsula Habitat's real estate development team conducts the arduous work of identifying infill sites, redevelopment sites, recycled land and other alternatives that might be suitable for Peninsula Habitat housing projects, which will increasingly be higher density rather than single-family developments. More housing units per acre mean lower land costs per unit. Partnering with local cities is critical to this process. Cities, in many cases, are eager to work with Peninsula Habitat as they face tougher federal requirements for affordable housing allocations. Many are also committed to preserving the economic diversity of the community and have initiated redevelopment programs for low-income housing to help meet their goals. In addition, local for-profit developers are also partnering with Peninsula Habitat and cities to find creative funding solutions that allow them to meet their below market rate (BMR) housing requirements - becoming a win-win for all sides.

Normally, purchasing the land would price our homes well over $400,000; however, land donations have been essential to keeping Peninsula Habitat homes affordable. Fortunately, the land for all of our projects to date has been donated by local cities and is kept deed-restricted to ensure Peninsula Habitat homes remain in the affordable housing pool. By providing land grants, local cities can help to reduce our average house cost by one-third. It is our hope that more cities throughout the Peninsula will partner with Peninsula Habitat to help keep affordable housing development projects in the pipeline for years to come.
